Here in atlanta, we have plenty of real estate investors and an abundance of properties worthy of investment. Most investors I deal with are savvy and seasoned and need very little management from me until the "contract to close" or "escrow" process. There is still room for the beginner investor or savvy investors that are expanding with junior investor employees. Let me explain...
In this market you don't have to look far to find an unbelievable deal. The mortgage fall out is in our face everyday so, it's no mystery that the majority of people whom were able to obtain financing less than a year ago are no longer candidates for a mortgage, atleast for today anyway.
What you don't hear to much about is the goldmine this market is for investors. Or maybe you are but the news just isn't coming from a trustworthy source or is tied to some "money making" scheme.
The fact that the mortgage industry and the real estate industry as a whole is struggling so hard to get buyers qualified no one is really looking at the surge of renters in the market place. These renters are quite possibly coming from home foreclosures or just people who are unable to get a loan under today's strict mortgage guidlines. Actually many of them are probably realtors and builders, :) seriously. What I'm seeing with our property management company and our investors is - our new and existing rental inventory that would usually take anywhere from 60 to 90 days to find a qualified "tenant" is now only averaging 14 days. Amazing
Basically what this means is if your an investor and you are buying property with bank financing then you could buy 2 properties a month easily with out ever making one payment with your own money, since it usually takes about 10 to 14 days for a bank to close on a loan.
If your a cash investor the number of properties per month could be alot higher. Take in to consideration that the equity that will be recouped with in a speculative time of two years could be upward of 40%. Real estate Investors are in a position that we've never seen before, not since the great depression. Millions of dollars will be made.
OK, Let's talk about Real Estate Wholesaling
Let's say your not the "savvy investor". You're the aspiring real estate investor that has been dreaming of your own real estate empire. But, you haven't had the money and the late night infomercial programs didn't pan out. Wholesaling is quite possibly the answer to all of your prayers. Although it's not a new idea but in todays 2008 real estate market it will be the front runner for making money..
The whole idea behind wholesaling is to make an offer on a piece of property, homes with good rental potential will be best for now, then instead of you actually closing on the property you will sell it/ assign the contract "as is" to another real estate investor. The investor will buy the property and make any needed repairs.
What you don't need

You don't need your own credit... You're not purchasing the property

You don't need a large deposit... Most cases only $10.00 for earnest money

You don't need to worry about making cosmetic repairs... The investor will do that.

You don't need to wait for the property to sell on open market... Investors will typically close with in a 14 day period
What your doing is writing offers on homes that are below market value and then reselling them to real estate investors before the proposed closing date (set you closing date 45 days out will work out best for all parties involved)
Investors will love you for this because basically you are doing the leg work for them. Investors look at an after-repair market value to determine whether or not the property is worth the investment.
Let's try an example:
Say you find a house that's worth $100,000 in good condition with estimated cost of repairs of $5,000. The Sellers only owe $55,000 on the loan. You get a written contract for $60,000 with an addendum that says you have the right to assign this contract to someone else, and they accept.
Then you call your investor or rehabber and assign the contract to him for $70,000. You make $10,000 just for putting the deal together. The investor will either rent the home or profit $25,000. Your job is done by finding the property and assigning it to an investor.
This is a quick in and out for you. It's fun and fast paced. Once you do one you rush back in to the field to find another one and believe me they are not hard to find....
