Currently this week in atlanta, GA the Pending Ratio is 8.1%, which is down 5.7% from last Aprils ratio of 13.8%. The pending ratios are the percentage of homes listed that have pending offers on them.

New FHA Loan Limits

Most of my subscribers already knew because I've talked about the coming change in FHA loan limits. Well it's finally here. Spread the word! Hud will be publishing an increase on Conventional loan limits for "JUMBO" loans by April 1st. This will increase loan limits to $729,750.

Metro atlanta - $346,250 and Non-Metro Atlanta - $271,050. Other Counties may have loan amounts in between these two figures. Click Here to check specific county loan limits.

2008 is the best year to invest in real estate in 30 years

Were you one of the people that wished they would have bought Apple stock when it was $30 a share (now $119.00, a 200% gain in less than 6 months) or Google which is now $507.80. Well 2008 is the best year  in 30 years to invest in real estate.

Banks are begging buyers to get the foreclosed homes off their books and with so many people that are no longer able to adhere to the ever so strict financing guildlines there are a record number of renters in need of housing. This is going to be the year that you look back on in 2 or 3 years and say to yourself "I wish I would have started investing in real estate in 2008", seriously.

This is not new news for seasoned real estate investors. I work with investors on a daily basis and the savvy investor is submitting 8-10 purchase and sale agreements each week. 

Now, if your new to real estate investing in atlanta, Georgia then I suggest calling me first before running out and putting everything you see in your portfolio. The Atlanta Condo market could be a little more risky than Atlanta single family homes, just because of the sheer quantity of condos and the ever changing trends for the types of condos available.

 

Todays low interest rates are this low for one reason.To stimulate the economy! You can bet once the economy is back on the upswing then interest rates will climb back up in order to slow down the ever growning threat of inflation.

Be the smart investor and take advantage of the real estate market.

FHA limit could be raised temporarily to $729,000

Folks we’ve been waiting for this for quite sometime and have anticipated that because elections are forth coming, somebody wants to appear as the hero…. 

 
Please note that we do not know when changes will take effect…
 
A stimulus package which will temporarily raise the loan limits for both FHA and the GSEs (Government Sponsored Enterprises… i.e.: Fannie/Freddie) has been passed by the Senate and House and is expected to be signed into law by the President. The bill does not include an expansion of the mortgage revenue bond program. 
 
The FHA limit will be raised to 125% of the median home price of an area, with a maximum of $729,750. This increase will be in effect for loans which receive credit approval by December 31, 2008. Congress is expected to act on FHA reform this year, which may make permanent some increase to FHA loan limits, although the exact limit is not certain at this time.
 
The conforming loan limit will be raised to 125% of the median home price of an area, with a maximum of $729,750. This new limit will be effective for loans originated through December 31, 2008. Congress may act on a more comprehensive GSE reform bill later this year, which could include permanent changes to the conforming loan limit, but this is unclear at this time.
